Enhanced Keybox Security for Condominiums

REALTORS® know that you want as many potential buyers as possible to see your home so that you can obtain the best possible price in the shortest possible time. We also know that the security of your home throughout this period is of paramount importance. Having your REALTOR® install a secure Keybox addresses both of these requirements: your home can be securely accessed by cooperating REALTORS® even when your own REALTOR® is not available.

The REALTORS® of Greater Victoria have been working to further enhance the security offered through our electronic Keybox system. We have developed new, super-tough Keybox housings for permanent installation at condominium complexes. One Keybox housing is installed at each condominium complex and encases the regular Keybox, thus providing the key inside with double protection.

This super-tough Keybox housing only contains the key to access the building -- not the key to your suite. The key to your suite is contained in a separate Keybox inside the building at your suite door. This video explains how the new system works.

 

 

In April, 2008 Victoria’s A-Channel TV station featured a news report on Keybox security concerns at a condominium complex.  The news story explained how the Victoria Real Estate Board’s enhanced Keybox housing has been developed to address such concerns.  You can see the news story here.

We are now working with property management companies and strata councils to have our new Keybox housings installed at condominium buildings throughout Greater Victoria. If you would like your condominium complex to enjoy the additional security our new housings can provide, please have your strata council or property manager contact us for more information.

Improving Access to Information for Buyers of Strata Units

During the process of selling strata properties in BC, the Strata Property Act requires that a number of official documents relating to the strata unit for sale and the strata complex in which it is located be made available to the prospective buyer. One of the services your REALTOR® provides is to collect these documents from the property manager or strata council, vet them and make them available to you.

strata videoTraditionally, this has been a slow process due to the amount of paper the property manager or strata council must gather together, copy and then provide to your REALTOR®. Recognizing an opportunity to both speed up this process and improve the accuracy of the documents being provided, the REALTORS® of Greater Victoria spearheaded the development of a web-based document repository called StrataDocs. StrataDocs allows property managers and independently-managed strata complexes to accumulate and store their strata documents as they are created. REALTORS® representing prospective buyers can instantly locate and purchase these documents and make them available to their clients online. Prospective buyers are thus able to immediately inform themselves about matters pertaining to the strata and in turn make their offers to purchase more quickly.  This video illustrates how the StrataDocs system works

StrataDocs is the first product of its kind in BC and is attracting the interest of real estate boards throughout the province. Property managers and independently managed strata complexes are invited to contact us for information on how they can join the StrataDocsprogram and immediately reduce the administrative burden they bear in making strata information available.
